This is a great home with a lot of square footage sitting on just under 3/4 acre lot in a great neighborhood in Kissimmee. It has a huge fenced in yard and sits back about 50 ft from the street. Once brought to life it will have tremendous curb appeal. It will need a full rehab – roof, A/C, flooring, kitchen, and bathroom updates. That being said, none of the comps are rehabbed at all either, and this is the cheapest home for quite some distance.
Comps in the area range from $130-$175 per square foot, in different levels of rehab, most of which are not rehabbed at all. With an average to below average rehab, getting $150/square foot seems very attainable. That will put your value at $270k, which we feel is on the conservative side. With a top of the line rehab, there is no reason your value couldn’t be as high as $299k.
